Easy way to invest

Good for diversification, small issues

I tried Groundfloor recently, putting some money into their Short-term Real Estate Notes. The platform itself is pretty user-friendly, and it's nice to be able to diversify into real estate with such a low minimum investment. I liked the transparency of the loan details. However, I did notice that the investment opportunities, especially for the smaller amounts, can be snapped up really quickly. It took a few tries to get my funds allocated where I wanted them. Overall, a solid option for adding real estate debt to a portfolio, but they could improve the availability for smaller investors.

Nah, they have a whole process. It's not ideal, but it's not like you just lose everything instantly. They try to recover it.

They're called LROs, Limited Recourse Obligations. So it's not a total guarantee, but it's not like the whole thing goes poof. They have ways to mitigate losses if a loan defaults, like selling the property or working with the borrower. It's not great, but you don't necessarily lose your entire investment.

Groundfloor is more about debt investments and you can pick specific loans. Fundrise is more REIT-style, broader portfolios. I think Groundfloor gives you more control over what you're actually investing in.

I've used both. Groundfloor lets you invest directly in fix-and-flip loans and stuff, which is cool. Fundrise is more passive, just kinda set it and forget it. Depends on how much you want to micromanage your portfolio, honestly.
